A Brighter Future – Market Update!

Today’s mortgage scene is looking a bit brighter! The average rate for a 30-year fixed mortgage is now 6.51%, a small drop from last week. Meanwhile, the 15-year fixed rate is sitting at 5.91%, also down slightly.

With inflation finally cooling off and the job market showing signs of fatigue, the Fed might just cut interest rates in September, which could send mortgage rates even lower. But don’t get too excited—affordable housing is still a bit of a dream for many, and it’ll take more than a dip in rates to change that.

Mortgage rates are like the weather—always changing! They’re influenced by everything from inflation to Fed decisions. After the Fed cranked up rates over the past few years, we saw mortgage rates soar. But come August, rates took a welcome dip, thanks to a shaky jobs report that sparked recession fears. Still, even at 6.5%, today’s rates are way higher than the rock-bottom levels we saw in 2020-21.

Looking ahead, we might see a slight uptick in rates as the market finds its footing again, but experts say the long-term trend should be a gradual decline. Just don’t hold your breath for those dreamy 2-3% rates to return anytime soon.

When it comes to picking a mortgage, it’s all about finding the right fit. A 30-year fixed mortgage gives you smaller monthly payments, but you’ll pay more in interest over time. A 15-year fixed, on the other hand, has bigger payments but saves you money in the long run. If you like a little risk, an adjustable-rate mortgage (ARM) might be your style—lower rates to start, but watch out for changes down the road.
