Today’s mortgage scene is looking a bit brighter! The average rate for a 30-year fixed mortgage is now 6.51%, a small drop from last week. Meanwhile, the 15-year fixed rate is sitting at 5.91%, also down slightly.

With inflation finally cooling off and the job market showing signs of fatigue, the Fed might just cut interest rates in September, which could send mortgage rates even lower. But don’t get too excited—affordable housing is still a bit of a dream for many, and it’ll take more than a dip in rates to change that.

A 15-year fixed, on the other hand, has bigger payments but saves you money in the long run. If you like a little risk, an adjustable-rate mortgage (ARM) might be your style—lower rates to start, but watch out for changes down the road.
